  • Formal Removal Request Pre-Dates City Action
    On December 12, 2024—three days before the City of Miami issued violation notices—Board Vice President Geoff Bain sent a formal written request to management seeking Mr. Leyva’s removal as property manager. This request cited:

    • Major errors in the proposed budget that required costly corrections and delayed the financial process.

    • Repeated issues with work ethic, including arriving late, leaving early, and multiple owner complaints.

    • Withholding critical information from Board members, undermining transparency and effective governance.

    • Employee's concerns of professionalism
       

Why This Matters

The documented timeline makes clear that Mr. Leyva’s termination was based solely on his incompetence, mismanagement, and lack of professionalism, not on City violation notices as no city violations at that time existed. To suggest otherwise misleads residents and the public.
