This year, Paul Bolduc, Geoff Bain, and Amal Elsheemy have successfully delivered on their goals and promises to the community by being financially responsible, renegotiating vendor contracts, and completing numerous projects that both improve and protect our property.:

Financial Responsibility: We completed an updated the reserve study and renegotiated the 2026 insurance policy, which secured better coverage, lower deductibles, improved interest rates, and over $222,000 in savings for the Association. We also worked with the banks to obtain a higher interest rate on the reserve account, generating additional revenue for future needs.

Infrastructure & Safety: Completed the BDA project, repaired elevator tiles, replaced worn lobby tiles, and updated the lobby bathroom to match the new flooring. We also replaced the stained rugs in the lobby and fixed the lobby in the fountain leaking water causing mold on the wall. The cooling tower motor and fan blades, which were at risk of causing serious damage if left neglected were replaced with new motors and blades. We hired a new engineering firm to take over monitoring our building and the negative effects of the construction next door.

Stronger Oversight of Construction Impact: We hired a new engineering firm dedicated to monitoring our building’s structure and the negative effects of the development next door. This ensures that any issues are documented and addressed immediately, putting us in the strongest position to hold the developer next door accountable.

Community Standards: Revised and modernized the Association’s rules and regulations to ensure fairness, clarity, and consistency for all residents.

Management & Operations: Hired a new property manager, building engineer, and access control company to ensure stronger day-to-day operations and enhanced building security.
