September 13, 2024 Pre-Election Communication from a non-board member

Two months before the election, Paul Bolduc—then a concerned owner, not yet a board member—emailed the former Board after a flyer titled “Rescue BORS” was distributed under unit doors. In his message, he acknowledged that the flyer contained exaggerations and misinformation but noted that some underlying frustrations deserved to be addressed. He asked the Board for permission to send a community-wide communication to clarify facts, encourage constructive dialogue, and discourage divisive “vigilante approaches.” He also expressed interest in exploring solutions that could balance resident concerns while protecting property values. The former Board denied his request to have this sent to the community

Although this communication was never sent to the community, it was somehow provided to the City of Miami and falsely portrayed as if Paul—“the current president of the association”—had circulated a short-term rental pamphlet promoting how good STRs would be for the building. This is a clear lie. The draft message was never distributed to residents and was only shared with four individuals:  the former board which was Jorge Castillo, Geoff Bain, Carmelo De Stefano, and the property manager.

Here is the "Pamphlet" that was referenced by the City of Miami and cited in the lawsuit
